This is one of the most frequent question foreign buyers ask me: can I Install a Pool if I buy a tuscan home with garden or some land? 🏊‍♂️🇮🇹

Buying a property in Tuscany often comes with visions of sun-drenched afternoons by your own private pool. But here’s something many buyers don’t realize: getting permission to install an in-ground pool is far from guaranteed.

Much of Tuscany falls under strict landscape protection regulations (vincolo paesaggistico), designed to preserve the region’s iconic beauty. Depending on your property’s location, you may face restrictions — or even outright refusals — when applying for building permits.

Building an in-ground pool in Tuscany involves burocracy.

What you need: You will generally need to submit a SCIA or a full Building Permit (Permesso di Costruire).

Golden Rule: You must work with a licensed local professional (like a geometra, architect, or engineer) to submit the project to the Town Hall.

Landscape: Most of the Tuscan countryside is protected by strict environmental and historical heritage rules, meaning you’ll need a preliminary Landscape Authorization (Autorizzazione Paesaggistica).

Lot Size: In agricultural zones, municipalities often require a minimum amount of land to allow a pool.

Size Limits: Private residential pools can have a size between 30 m² and 80 m².

An in-ground pool will surely increase your property value (but also property taxes such as IMU!)

If the pool is larger than 80 m², it can trigger a cadastral reclassification, turning your home into a luxury property class.
