I am aware that making the decision to sell a property, whatever the reasons for taking this step, is always a very sensitive time emotionally. A home is not just a physical place: it is often the place where the most intimate emotions took shape, the setting for many memories of a life lived…

The good you wish to entrust to me will be a “unique and rare piece” to take care of: around it I build a mosaic made of accurate descriptions, quality photos and videos, which can help the distant client to immerse himself in the place and imagine what life could be like right there, on that hill, with that view, in front of that fireplace. In Toscocountry’s portfolio you won’t find hundreds of properties…mine is a selection of a limited number of rustic, farmhouses, homes in hamlets…that have preserved as much as possible typical characteristics and that are located in magical places, where I myself would like to live.

What sets me apart from most real estate agents in my area is my more than 20 years of experience with buyers both from Italy and from foreign countries (Northern Europe and America first and foremost) and my knowledge of English, which allows for direct dialogue with the investor, without the need for additional intermediaries. Publication on my bilingual site, on Italian and foreign portals, and sharing with a small number of colleagues in the area or located abroad is just the end point of the journey we will take together. In fact, to get off on the right foot there are mandatory steps to follow, which I summarize here:

The first step is to identify the most probable market value of the property, determined by analysis of the objective characteristics of the property, its location, and historical period. Establishing the right appraisal is key to preventing your property stations for years on the market, facing the negotiations that will come up with greater awareness.

The second step, which is no less important, is to engage the services of a trusted technician so that he or she can carry out zoning and cadastral inspections and prepare a technical report. Any critical issues will thus be detected immediately, and you will have the opportunity to find the best solutions, before your home is offered on the market.

It is up to you whether you entrust Toscocountry with an asset under an exclusive contract or not: my commitment will always be utmost. Along with the assignment you will also receive the data processing consent form and customer due diligence (AML form), which must be completed and signed by you.

I love to take care of the more creative part, with photos and videos that I often make on my own…. but I know my limits and there will be situations where I will be joined by a professional. The description, on the other hand, is written by me and although it may seem long-winded at times, together with the pictures and videos, it will help those who live far away to get a concrete idea of your residence.

The first documents you will need to provide are the floor plan and cadastral survey, the APE (i.e., energy performance certificate), and finally the deed of provenance, that is, the document stating how the property came to you.
