Over two decades of experience with italian and foreign buyers (primarily from North Europe, UK and America), a deep understanding of the Tuscan property market and a personal service, tailored on my client’s need. Publishing on my bilingual website, on Italian and international portals, and sharing with a selected number of collegues in the area or abroad, is just a small part of the journey. Before you start adevertising your tuscan property, here are some key steps to follow:

The first step is to identify the property’s most likely market value, determined by analyzing the property’s features, location, conditions etc… Establishing the right estimate is essential to prevent your property from sitting on the market for years, allowing you to approach negotiations with greater awareness.

The second, important, step is to hire a trusted surveyor to perform urban planning and land registry checks and prepare a technical report. Any critical issues will be immediately identified, allowing you to find the best solutions before your home is put on the market.

I only accept written mandate and this can be a sole mandate, also known as an exclusive mandate (in this case you authorise only Toscocountry to market your home) or a simple mandate (in this case you can decide to list the property with multiple agencies). Along with the mandate, you will also receive the data processing consent form and the anti-money laundering form, which must be completed and signed by you.

I love taking care of the creative part, with photos and videos that I often take myself… but I know my limits and in some peculiar situations I’ll be assisted by a professional. The description, as accurate as possible, is written by me, and, along with the images and videos, will help those living abroad or simply far away to get a concrete idea of ​​your property.
The first documents you’ll need to provide are the floor plan and land registry certificate, the APE (energy performance certificate), and finally the deed of provenance, which is the document certifying how the property was purchased.
